Rental Agreement & House Rules
Booking and occupying this property is conditional upon full compliance with the following house rules. Failure to comply may result in charges, immediate termination of the stay, and removal without refund.
Check-In / Check-Out & Access
- Self check-in/check-out via lockbox.
- Keys must be returned to the locked lockbox at checkout. Keys may not be left anywhere else (inside the suite with door unlocked, under the exterior door mat, etc).
- Failure to return keys results in a $300 charge deducted from the damage deposit.
- Check-in: 3:00 PM – 11:00 PM
- Check-out: By 11:00 AM on the original booked checkout date.
- Guests must not delay or interfere with cleaning access beginning 11:15 AM on checkout day.
- If cleaning is delayed or rescheduled: a $150 rescheduling fee will be deducted from the damage deposit plus the original cleaning fee.
Occupancy, Noise & Conduct
- Only registered guests are permitted on the property at any time. No visitors. A parent or legal guardian may not book the property for a child unless the parent or legal guardian is also present and staying at the property for the duration of the reservation.
- Quiet hours: 9:00 PM – 7:00 AM. No loud music or parties at any time.
- No excessive alcohol consumption.
- No marijuana, illegal drugs, vaping, e-cigarettes, combustibles, or smoking of any kind on the property.
- No weapons and no illegal activity permitted at any time.
- No subletting or transfer of booking rights.
Scent, Smoke & Personal Items
- No perfumes, colognes, scented products, incense, candles, oil diffusers, or scented chemicals.
- Shoes must be removed indoors.
- Guests must use provided facial wipes for makeup removal. Towels and face cloths may not be used for makeup.
- Guest(s) will not tamper with or remove carbon monoxide or smoke detectors
Kitchen & Interior Care
- Cutting boards must be used at all times to protect quartz countertops and island.
- No hot items may be placed on quartz surfaces (provided porcelain tile trivets or placemats must be used).
- Do not move or unlock wheel casters on the kitchen island.
- Do not put vinegar or other cleaning agents on the quartz countertops.
- Wash, dry, and put away all dishes before departure.
- No pay-per-view movies or programs.
Laundry Use
- Washer and dryer are for clothing worn during your stay only.
- Unscented detergent only. No bleach or fabric softener.
- Do not wash suite linens with personal clothing.
- Clean dryer lint trap after each use.
Utilities & Energy Use
- Turn off heat and lights when not on the premises.
- Do not leave heat on with windows or doors open.
- Turn off exterior light by 9:00 PM.
- Lock door handle or deadbolt whenever leaving the suite.
Housekeeping & Entry
- Light housekeeping may occur on day 3, 6, 9, 12, etc. for stays longer than two days if deemed necessary by host.
- Full housekeeping may occur on day 8, 16, 24, etc., if deemed necessary by the host.
- Hosts may enter immediately without notice for safety or emergency issues (fire, CO alarm, leaks, electrical problems).
- Guests must immediately report any water, electrical, fire, or safety issue.
- Hosts may enter when guests are absent for non-emergency issues (e.g., heat on with windows open) after providing notice.
Damage, Liability & Care of Property
Guests agree to treat the property and all contents with the utmost care. Guests are financially responsible for any damage, loss, missing items, or excessive wear beyond normal use, caused by themselves or their visitors.
This includes damage resulting from misuse, negligence, unauthorized activities, moving furniture, or failure to follow house rules. All damage must be reported immediately.
The Host may charge the full cost of repair or replacement, including professional cleaning, loss of use, and related fees. If an item cannot be repaired, replacement may be charged at full retail value. Charges may be supported by photos, invoices, or professional estimates.
Violations, Overstays & Legal Status
- Any violation of house rules may result in immediate removal without refund.
- All damages and fees will be deducted from the damage deposit.
- Guests do not acquire tenant rights or protections under BC Residential Tenancy laws; this is a strictly short-term stay.
Failure to checkout on time:
- $500 fee for the first day past checkout
- $1,000 per day for each additional day
- Guests are responsible for:
- Missed and rescheduled cleaning fees
- $300 per day for potential lost bookings
- All lost revenue and costs from displaced future guests
Guests remaining past checkout forfeit the right to submit a review.
Security
Hosts reserve the right to change locks immediately in the event of any security incident (e.g., break-in, unlawful access) to protect property and belongings, without prior notice.
Any guest attempting to have one or more unregistered guests on the property (guests who are not one of the two original and only guests permitted on the property) will be charged $ 500 to their credit card per unregistered guest found on the property).
